We will connect you with our preferred lenders whose only job is to plan your financing of the property. Whether you are taking out a loan, paying in cash, or receiving gift funds, our lenders will work with you to find the best solution for your needs.
In this step, we will meet in person to better understand the priorities to be a successful buyer in the DMV. We will then set you up on a personalized RealScout search so that you can be notified the moment a property hits the MLS.
We'll gather a list of properties that meet your criteria. Depending on your convenience, send you link suggestions your search, by attending open houses. When you see a home that interests you, we'll tour it together at your earliest opportunity.
When you've found a property you love, we'll talk in detail with you the ins and outs of how to craft a great offer. Each property and seller is unique, the way they priced the home, the specific circumstances, all matters. We'll be right there to advise you on pricing, contingencies, and negotiating strategies to give you the strongest chance of securing your dream home.
Our team's expertise shines during this process, negotiating for you and seller in the best possible light. The seller and listing agent then review the offers and either accept or counter. In a hot market, we commonly receive the seller's agreement the same day or the following day.
Once price, contingencies, and timelines have been agreed upon and signatures electronically executed, we are officially under contract (congratulations of you)! Congrats! You're now closer to becoming a homeowner.
Now that we are under contract, we manage various inspection tasks, appraisal timeline, coordinate with lenders, and review any HOA/Condo documents. If you are utilizing a mortgage, this process is ongoing until the lender issues a clear to close conduct an approval. If you are paying in cash you will ensure your funds are liquid for settlement day. Our team will help you every step of the way.
We will conduct the final walk and will be done day-of or the day before. We will help ensure that all the items of the contract have been carried out and that the terms of the contract have been executed.
We will all meet at the closing table with the settlement company's attorney to finalize the transaction, sign all documents and ID. Once everything is settled, we hand you the keys and you officially are a homeowner! Time to start to planning your house warming party!
